Features (Portal Feed Behaviour)

What are Features?

In BDP, Features are up to 10 structured fields used to describe a property. They are typically displayed as bullet points and are used across:

  • Property portals (e.g. Rightmove, Zoopla, OTM, ESPC)
  • Customer websites (where supported)

They are designed to quickly highlight key selling points of a property in a consistent format.

How many Features can I add?

You can add up to 10 Features per property.

Each Feature should be short, clear, and suitable for display as a bullet point.

How Features feed to property portals

Different portals support different limits:

  • Rightmove: First 8 Features only
  • Zoopla: First 8 Features only
  • OnTheMarket (OTM): First 8 Features only
  • ESPC: All 10 Features supported

This means that although you can enter up to 10 Features in BDP, not all portals will display them all.

How Features are displayed

Features are typically shown as bullet points on:

  • Property listing pages
  • Search result previews (in some cases)

They are intended to provide a quick summary of key property benefits, such as:

  • Recently refurbished kitchen
  • Private rear garden
  • Close to local schools
  • Off-street parking

Enabling Features

Features can be enabled in your system by either:

  • Your System Administrator, or
  • The ESPC Support Team

If Features are not currently visible in your system, please contact one of the above to enable this functionality.

Important considerations

  • Features are not portal-specific configurable (you cannot set different Feature sets per portal)
  • The same Feature list is used for all outputs (portals + websites)
  • Only ESPC will display all 10 Features — other portals will truncate at 8
  • Because of this, ordering is important to ensure the most important Features are always shown first

Best practice

To get the best results across all portals:

  • Place the most important 8 Features first
  • Assume anything after 8 may not be visible on most portals
  • Avoid repeating information already covered in the property description
  • Keep each Feature concise and impactful
